29 <br /> g. Each site plan shall be required to demonstrate compliance with Section <br /> 6.16 Environmental Assessment of the UDO. In those cases where <br /> development exceeds established thresholds, a formal Environmental <br /> Impact Statement (EIS) may be required allowing for site plan approval; <br /> h. In addition to the standards detailed in Section 2.5 of the UDO, all <br /> landscaping plans shall include information denoting the proposed method <br /> of care (i.e. underground sprinklers, maintenance personnel, etc.) for the <br /> development. <br /> i. Identified conflicts associated with landscaping shall be resolved prior to the <br /> approval of the site plan for a given project; <br /> j. For all site plans submitted for the Project the Efland Volunteer Fire <br /> Department shall be considered a member of the County Development <br /> Advisory Committee (DAC) as outlined in Section 1.9 of the UDO to review <br /> a projects compliance with applicable development standards including, but <br /> not necessarily limited to: land use regulations, conditions of MPD-CZ <br /> approval, applicable State fire/building codes. <br /> k. Site plans shall contain documentation outlining proposed and/or existing <br /> cumulative impervious surface area as well as building/open space ratios <br /> within the Project. <br /> III. DIMENSIONAL STANDARDS: <br /> a. The Project shall observe a building square footage limit of 500,000 sq.ft. <br /> consistent with the submitted and approved Traffic Impact Analysis (TIA) <br /> approved as part of this master concept plan. <br /> Additional floor area may be developed with the submittal of a revised, <br /> updated, TIA processed and reviewed in accordance with the provisions of <br /> the UDO. <br /> b. Height — Principal Structures: Consistent with the definition of building <br /> height in Article 10 Definitions and Section(s) 6.2.2 and 6.5 3 of the UDO, <br /> the following height limitations shall be observed within the Project: <br /> i. Development Area(s) 1 and 5: 40 ft. <br /> ii. Development Area(s) 2 and 3: No structure shall exceed 5 stories or <br /> 60 ft. in height; <br /> iii. Development Area 4: No structure shall exceed 6 stories or 72 ft. in <br /> height. This shall be limited to the proposed Short-Term Rental Non- <br /> host occupied land use. <br /> iv. Development Area 6: 40 ft. <br /> There shall be an allowance of an additional 10 ft. of building height to <br /> accommodate telecommunication equipment, utility infrastructure including <br /> elevator housing, and alternative energy devices. <br />
