27 <br /> a. The applicable provisions of the Orange County Unified Development <br /> Ordinance (UDO), <br /> b. Any and all applicable Federal, State, and local regulations, and <br /> c. The application package, including traffic impact analyses, as submitted by the <br /> Applicant and as approved by the Orange County Board of Commissioners on <br /> BE IT FURTHER ORDAINED THAT in accordance with Section 2.9.2 (F) of the <br /> UDO the approval of this Conditional Zoning application is subject to the following <br /> mutually agreed to conditions: <br /> I. GENERAL: <br /> a. Approval of the Project does not constitute an explicit guarantee for utility <br /> services (i.e. water and sewer) by either the City of Mebane or Orange- <br /> Alamance Water System (OAWS). Provision of services shall be consistent <br /> with applicable utility connection policies and/or any existing utility <br /> agreements between the City of Mebane, OAWS, and Orange County; <br /> b. Approval of the Project does not constitute an explicit guarantee for <br /> roadway closures/development as denoted on the Master Concept Plan. <br /> Closure of the existing Exit 160, and development of right-in/right-out <br /> driveways on the existing Interstate on/off ramp, shall require additional <br /> review/hearings as part of NC DOT and Federal Highway Administration <br /> (FHWA) processes taking action on the request independent on this <br /> approval. <br /> If roadway realignment is approved, the Project will move forward consistent <br /> with the approved plan. If denied, the applicant will have to address <br /> necessary modification(s) at a future date. <br /> c. The Project shall be composed of 2 individual properties totaling <br /> approximately 104 acres of land area further defined as follows: <br /> i. PIN 9854-16-1576: An approximately 92 acre parcel currently <br /> zoned: <br /> 1. Office/Research and Manufacturing (O/RM); <br /> 2. Upper Eno Protected Watershed Protection Overlay District; <br /> 3. Efland Interstate Overlay District; and <br /> 4. Major Transportation Corridor (MTC) Overlay District. <br /> ii. PIN 9854-36-3711: An approximately 12 acre parcel currently zoned: <br /> 1. Office/Research and Manufacturing (O/RM); <br /> 2. Upper Eno Protected Watershed Protection Overlay District; <br /> 3. Efland Interstate Overlay District; and <br />
