Box 8181 <br /> www.orangecountync.gov NORTH CAROLINA Hillsborough, NC 27278 <br /> o <br /> November 25, 2020 <br /> Notice of <br /> Board of County Commissioners (BOCC) <br /> Public Hearing <br /> Review of Zoning Atlas Amendment for <br /> Master Plan Development Conditional Zoning District (MPD-CZ) <br /> Known as Efland Station (formerly Beaver Crossing) <br /> To Whom It May Concern: <br /> The purpose of this letter is to notify you of an upcoming Board of County <br /> Commissioner (BOCC) public hearing pertaining to proposed amendments to the <br /> Orange County Zoning Atlas, specifically the processing of a Master Plan Development <br /> Conditional Zoning (MPD-CZ) District application. <br /> The review/process of this application, as well as this notification, is occurring in <br /> accordance with the provisions of Section(s) 2.8 Zoning Atlas and Unified Development <br /> Ordinance Amendments and 2.9.2 Conditional Zoning District of the Orange County <br /> Unified Development Ordinance (UDO). <br /> BACKGROUND: <br /> On or about August 7, 2020 the Orange County Planning Department received a <br /> Conditional Zoning Atlas Amendment application to rezone 2 parcels located north of <br /> Interstate 85/40, east of Mt. Willing Road, within the Cheeks Township. <br /> Application materials are available on the County website, specifically under the <br /> Current Interest Projects of the Planning Department webpage access utilizing the <br /> following link: https://www.orangecountync.gov/1722/Current-Interest-Projects. <br /> Specifically, staff received an application to rezone an approximately 104 acres <br /> of property, further identified utilizing Orange County Parcel Identification Numbers <br /> (PIN) 9854-16-1576 and 9854-36-3711 (hereafter `the Property'): <br /> FROM: Office/Research and Manufacturing (O/RM) ; Upper Eno Protected <br /> Watershed Protection Overlay District ; Major Transportation <br /> Corridor (MTC) Overlay District ; Efland Interstate Overlay District. <br />
