Northern property line: There significant vegetation on the portion of <br /> property towards Southern Drive composed of pine and other <br /> hardwoods. <br /> Along the residentially zoned parcels to the north-west, towards Mt. <br /> Willing Road, there is almost no existing vegetation; <br /> ii. Southern property line: There is significant existing vegetation <br /> running through the middle of the property/north of the 1-85/40 <br /> freeway on/off ramp composed primary of pines and other <br /> hardwoods; <br /> iii. Eastern property line: Significant existing vegetation composed <br /> primary of pines and other hardwoods; <br /> iv. Western property line: Along Mt. Willing Road there is very little <br /> existing vegetation. <br /> 11. PIN 9854-36-3711: An approximately 10 acre parcel of undeveloped property <br /> with frontage on: <br /> • Southern railroad (northern property line); and <br /> • 1-85/US 70 Connector (eastern property line). <br /> There is no information indicating there are utilities on this parcel. Vegetation: There is an approximately 5 acres area of property, including <br /> an area with frontage along the 1-85/US 70 Connector road, which has <br /> been cleared. The remaining portions of the property have significant <br /> vegetation composed of various hardwoods. <br /> CURRENT CONDITIONS — OTHER: <br /> The following needs to be kept in consideration when reviewing the potential <br /> development of the Project: <br /> a. Upper Eno Protected Watershed: The Project is located within the Neuse <br /> River Basin and is within the State's defined Upper Eno Watershed area, a class <br /> WS-11 watershed with Nutrient Sensitive Water designation serving as a public <br /> water supply for Hillsborough residents. <br /> The County has designated the area as being within the Upper Eno Protected <br /> Watershed Protection Overlay District, which establishes limits on the total <br /> cumulative percentage of impervious surface area.
