Harvey, Current Planning Supervisor <br /> DATE: October 13, 2020 <br /> SUBJECT: ENVIRONMENTAL ANALYSIS of Efland Station (formerly Beaver <br /> Crossing) <br /> The following memorandum serves as a synopsis of development opportunities and/or <br /> constraints associated with approximately 100 acres of property within the Cheeks <br /> Township of Orange County. Specifically, this memorandum provides an analysis of <br /> environmental constraints associated with the proposed Efland Station (formerly Beaver <br /> Crossing) development. <br /> BACKGROUND: On or about August 7, 2020 the Orange County Planning Department <br /> received a Conditional Zoning Atlas Amendment application to rezone 2 parcels located <br /> north of Interstate 85/40, west of Mt. Willing Road, within the Cheeks Township. <br /> Specifically, staff received an application to rezone approximately 104 acres contained <br /> in 2 separate parcels, further identified utilizing Orange County Parcel Identification <br /> Numbers (PIN) 9854-16-1576 and 9854-36-3711 (hereafter `the Property'): <br /> FROM: Office/Research and Manufacturing (O/RM) ; Upper Eno Protected <br /> Watershed Protection Overlay District ; Major Transportation <br /> Corridor (MTC) Overlay District ; Efland Interstate Overlay District. <br /> TO: Master Plan Development Conditional Zoning (MPD-CZ) district; <br /> Upper Eno Protected Watershed Protection Overlay District ; Major <br /> Transportation Corridor (MTC) Overlay District ; Efland Interstate <br /> Overlay District. <br />
