68 <br /> Beaver Crossing Master Planned Development Conditional Zoning(MPD-CZ)—August 2020 <br /> Section 2-5, PERFORMANCE STANDARDS, B. Environmental Factors, 6. Solid Waste. <br /> Requested Language Revisions byJ. Scouten, Orange County Solid Waste Management Dept. 8117120 as written below: <br /> 6. Solid Waste and Recycling.The following standards shall apply to the management of solid waste, recyclable materials <br /> (including corrugated cardboard), and food waste: <br /> a. The developer of the Project or an individual development site within the Project shall contract for the private <br /> collection and disposal of solid wastes and for the collection and marketing of mixed recyclables (including <br /> corrugated cardboard), and food waste. <br /> b. The developer of the Project or an individual development site within the Project shall provide external space <br /> for the proper storage and collection of solid waste, recyclable materials (including corrugated cardboard) and <br /> food waste. <br /> c. Storage/collection areas shall be located in such a manner as to provide convenient access for users of the <br /> facility and for safe and efficient access by collection vehicles. <br /> d. In cases where storage/collection areas are located across property lines or district lines for shared areas, the <br /> developer shall prepare and record a joint access agreement (and a shared storage/collection facility <br /> agreement) to assure that sharing parties may use the proposed storage/collection facility and that they can be <br /> serviced across property lines or district lines. <br /> e. The developer shall reserve space within all storage/collection facilities that serve food and lodging operations <br /> for segregated food waste collection near the delivery entrance for any such building that houses, proposes to <br /> include, or may at some future date incorporate a restaurant, cafeteria, bar, other food service facility, or a <br /> lodging facility. <br /> f. The layout and design of waste/storage facilities for solid wastes, recyclable materials (including corrugated <br /> cardboard), and food wastes shall comply with the standards and guidelines of Orange County Solid Waste <br /> Management (OCSW) and the Orange County Environmental Health Food & Lodging Division. Further, such <br /> waste/storage facilities shall be designed and situated so not to negatively affect adjacent properties; and shall <br /> be located so not to impact internal traffic flow, or located in loading zones. <br /> g. The following OCSW standard notes shall be placed on any site/construction plan: <br /> • In accordance with the Orange County Regulated Recyclable Materials Ordinance (RRMO), clean wood <br /> waste, scrap metal, and corrugated cardboard present in construction and demolition waste shall be <br /> recycled. <br /> • In accordance with the RRMO, all haulers of construction and demolition waste shall be licensed with <br /> OCSW. <br /> • Prior to the issuance of a permit to demolish any structure five hundred (500) square feet or greater in <br /> size, the permitee or owner shall have requested and received a deconstruction assessment by OCSW <br /> Enforcement staff in accordance with the RRMO. <br /> JS (OCSW) Sep 2020 <br />
