54 <br /> Kimley>>>Horn Page 11 <br /> Response: For all building foundations within Development Area 1, Planting areas will <br /> be provided adjacent to the three primary sides (excluding the rear) of all buildings in <br /> the form of landscape islands. Landscape islands will be directly adjacent to the primary <br /> sidewalks to each building. Total square footage provided for all landscape islands will <br /> be equivalent to 5 feet times the total length of the three primary sides (excluding the <br /> rear) of all buildings. Landscaping will not be placed in direct proximity to the building <br /> foundation due to safety and foundation infiltration concerns. Section 2-5.E.8 of the <br /> Narrative has been updated to reflect this requirement. <br /> v. Number 7 Planting Requirements—Vehicular Use Areas. Staff is recommending the following: <br /> 1. The Project shall comply with the provisions of Section 6.8.7(D) (1) of the LIDO <br /> requiring all parking areas observe a vegetative buffer, at least 10 ft. in width, <br /> separating parking from adjacent open space, vehicular use areas, property lines, etc. <br /> Response: The Narrative has been updated to clarify the Rezoning Plan request as <br /> related to planting requirements within vehicular use areas. Refer to Section 2-5.E.9 for <br /> details. <br /> vi. Number 9 Interior Landscaping. Staff is recommending the following: <br /> 1. Language appears to indicate interior parking lot landscaping shall be installed where <br /> above/below ground utility and stormwater infrastructure allows. Development of the <br /> Project will be required to take into consideration these factors while allowing for the <br /> installation of required landscaping. Staff believes the Project can and should comply <br /> with all internal tree planting standards. <br /> Response: The Narrative has been updated to clarify the Rezoning Plan request as <br /> related to planting requirements within vehicular use areas. Refer to Section 2-5.E.9 for <br /> details. <br /> vii. Please revise this section of the Narrative to contain the following additional detail(s): <br /> 1. Canopy trees installed within a landscape island shall be, at a minimum, 1 '/2 inch <br /> caliper at dbh at time of installation; <br /> Response: The Narrative has been updated to require that all canopy trees <br /> installed within a landscape island shall be a minimum of 1 %inch caliper at DBH <br /> at the time of planting. See Section 2.5.E.3 of the Narrative. <br /> 2. Staff recommends inclusion of a typical'tree grate area' design schematic showing the <br /> 'tree grate area' design as well as the anticipated installation of proposed foliage. <br /> Response: Tree grate areas are not currently proposed because all trees will be <br /> installed outside of the sidewalk within the proposed streetscape. Refer to Sheet <br /> C6.0 of the Rezoning Plan for details. Additionally, all applicable construction <br /> details will be included as part of the submitted site plan package after <br /> completion of the rezoning process. <br /> P. SIGNS: Staff summarizes the proposed signage for the Project as follows: <br /> i. Current County sign regulation(s)would allow the following within an O/RM district general use <br /> zoning district: <br /> 1. 1 on premise sign with a height limit of 24 ft. and a maximum area of 72 sq.ft. for <br /> parcels that are large than 60,000 sq.ft. and have more than 300 linear ft. of frontage <br /> on a NC Department of Transportation maintained roadway; <br /> 2. 1 wall sign per building fagade with frontage on a street right- of-way. Maximum <br /> allowable area for a wall sign is 64 sq.ft. for parcels that are larger than 60,000 sq.ft., <br /> 00 Morris Street, Suite 200, Durham, NC 27701 . .: <br />
