Medical Uses, excluding those land <br /> uses identified herein; <br /> iv. Office and Financial Services Uses, <br /> excluding those land uses identified <br /> herein; <br /> V. Automotive/Transportation Uses limited <br /> specifically to Motor Vehicle Service <br /> Station (i.e. gas station) and Bus/rail <br /> Passenger Shelters land uses; <br /> vi Service Uses limited specifically to Eating <br /> and Drinkin�q Establishments and Short <br /> Term Rental — Non-host Occupied land <br /> uses. <br /> Development of individual land uses shall occur <br /> consistent with the standards imposed as part of the <br /> MPD-CZ approval process and those specific <br /> re ulq ation(s) contained within the UDO allowing for <br /> the development of that specific land use. <br /> iii. Staff recommends you include language indicating the proposed <br /> car wash is considered to be an accessory use to the proposed <br /> Motor Vehicle Service Station. <br /> Further, in order for the `car wash' to be considered an 'accessory <br /> use', it shall be located within the same development district as <br /> the proposed Motor Vehicle Service Station (i.e. Development <br /> Area 1); <br /> iv. The Narrative will need to provide more detail on what 'temporary <br /> uses' are envisioned for the Project. Currently, there is no <br /> allowance for 'temporary' activities within an MPD-CZ district. <br /> J. Section 2-4 Permitted Uses, Development Levels, and Use Conversion <br /> Rights (page 17) subsection (B): <br /> i.
