Open Space: 40 acres (38%) of land within the Project shall be preserved <br /> as open space area. The Master Concept Plan denotes a variable 15 to 20 ft. landscape buffer <br /> separating vehicular use/building area from internal rights-of-way. Staff's proposed setback preserves this <br /> landscape area as shown. <br /> 11 IBID. <br /> 12 As all roadways are to be constructed to public right-of-way standards,and site visibility will be a concern,staff <br /> recommends a 10 ft.setback for signage from internal roadways. <br /> 13 Staff is recommending a 10 ft.setback. <br /> 14 As detailed in the December 15, 2020 staff abstract,staff has recommendations)on the imposition of additional <br /> conditions for access drives off of the Interstate on/off ramp as well as westbound Exit 160. <br />
