33 <br /> 1 Examples of allowable exterior materials are contained in the approved <br /> 2 application narrative and denoted on the approved master plan. <br /> 3 iii. Prohibited design elements include: <br /> 4 1. Highly reflective surfaces, <br /> 5 2. Exposed, untreated precision block walls; <br /> 6 3. Barbed wire; <br /> 7 4. "Stuck on" mansard roofs; <br /> 8 5. Materials with high maintenance such as stained wood shingles. <br /> 9 iv. An internal architectural review committee shall be established to ensure; <br /> 10 consistency with the UDO and the standards detailed herein. A <br /> 11 representative of the Planning Department shall sit on the committee and <br /> 12 be involved in reviewing development proposals/modifications; <br /> 13 v. Consistent with the approved narrative and master plan, single, dominant, <br /> 14 monolithic building mass is not acceptable for the Project. Visual breaks <br /> 15 shall be used to provide `visual relief' for long building facades. Acceptable <br /> 16 techniques to provide visual breaks include, but are not limited to: <br /> 17 1. Changes in height and the horizontal plane, <br /> 18 2. Changes in Materials, <br /> 19 3. Changes in Textures, <br /> 20 4. Changes in Color, <br /> 21 5. Reveals and/or Jogs, <br /> 22 6. Utilization of other architectural enhancements. <br /> 23 vi. Primary building entries shall be readily identifiable and well defined <br /> 24 through the use of projections, recesses, columns, roof structures, or other <br /> 25 design elements. <br /> 26 vii. Expansions to an existing buildings shall provide for continuity between the <br /> 27 existing building and the proposed addition. The addition need not strictly <br /> 28 match the existing building, but shall include prominent design elements of <br /> 29 the old building to provide architectural compatibility between old and new. <br /> 30 STAFF COMMENT: It is unclear how this condition will be <br /> 31 enforced. Staff is concerned over the lack of measurable standard. <br /> 32 viii. Building design/construction shall not preclude incorporation of alternative <br /> 33 energy systems such as solar panels. <br />
