29 <br /> 1 <br /> 2 1. Parking area shall be located outside of <br /> 3 identified special flood hazard area, including <br /> 4 area located within the 1% annual change of <br /> 5 inundation as depicted on Federal Insurance <br /> 6 Rate Map (FIRM) 3710986300J, and <br /> 7 required floodplain buffers consistent with <br /> 8 Section 6.13 of the UDO; <br /> 9 2. This area is approximately 500 ft. south if the <br /> 10 subject parcel's northern property line <br /> 11 adjacent to PIN 9863-93-6843. <br /> 12 b. An access road along the southern property line, affording <br /> 13 interior access from the Project to PIN 9862-99-8894, shall <br /> 14 be permitted observing a 50 ft. setback. <br /> 15 2. 50 ft. setback for access roads/drives running parallel with Davis <br /> 16 Road. No parking shall be located within this area; <br /> 17 3. 25 ft. setback from property lines abutting non-residentially zoned <br /> 18 property and the Service Road right-of-way. <br /> 19 d. Open Space: 48.3 acres (30%) of land within the Project shall be preserved as <br /> 20 open space area. <br /> 21 IV. ACCESS AND TRANSPORTATION: In addition to the requirements of Section 6.10 <br /> 22 Roadway Improvements and Multi-modal Transportation of the UDO the following <br /> 23 standards shall apply: <br /> 24 a. Internal roadways shall be developed in accordance with Section 6.10 (A) of the <br /> 25 UDO and shall be privately maintained; <br /> 26 b. External roadway construction/improvements shall be completed or appropriately <br /> 27 bonded prior to the issuance of a Certificate of Compliance (C of C) allowing the <br /> 28 occupancy of a structure triggering completion of same; <br /> 29 c. External roadway improvements shall be constructed in accordance with NC <br /> 30 Department of Transportation requirements and guidelines, approved Traffic <br /> 31 Impact Analysis (TIA), and the standards outlined herein; <br /> 32 d. The right-of-way for Service Road shall be extended to the western edge of the <br /> 33 PIN 9863-71-8857 to serve as a future access point for adjacent land area to the <br /> 34 west. <br />
