26 <br /> 1 c. Consistent with existing inter-local utility agreements between Orange County and <br /> 2 the Town of Hillsborough, the Project has a utility allotment of 108,000 gallons a <br /> 3 day of water/sewer service. Site plans proposing development/land uses <br /> 4 exceeding this daily allotment shall be required to provide documentation from the <br /> 5 Town of Hillsborough indicating there is sufficient water and sewer capacity to <br /> 6 serve the proposed development. <br /> 7 A lack of water and/or sewer capacity shall result in the denial of the site plan; <br /> 8 d. Prior to the approval of a site plan allowing development within the Project, the <br /> 9 County shall require documentation from the Town of Hillsborough indicating there <br /> 10 is sufficient water and sewer capacity to serve the project. <br /> 11 A lack of water and/or sewer capacity for a proposed use shall result in the denial <br /> 12 of the site plan; <br /> 13 e. The Orange County and Town of Hillsborough Fire Marshal(s), in consultation with <br /> 14 the Town of Hillsborough Utility Director, shall review and approve location(s) of <br /> 15 proposed water and sewer lines as part of the County's site plan review process <br /> 16 and prior to the initiation of land disturbing activity; <br /> 17 f. The Orange County and Town of Hillsborough Fire Marshal(s) shall review and <br /> 18 offer comment on: <br /> 19 i. Road layout and construction methodology, <br /> 20 ii. Location of fire lanes, <br /> 21 iii. Location of fire hydrants, and <br /> 22 iv. Location of the proposed stand-pipe(s). <br /> 23 as part of all site plan review(s). <br /> 24 g. Each site plan shall be required to demonstrate compliance with Section 6.16 <br /> 25 Environmental Assessment of the UDO as well as the approved master plan and <br /> 26 environmental assessment completed for the Project. In those cases where <br /> 27 development exceeds established thresholds, a formal Environmental Impact <br /> 28 Statement (EIS) may be required allowing for site plan approval; <br /> 29 h. Each site plan shall be required to demonstrate compliance with required traffic <br /> 30 improvements detailed within the approved application, traffic impact analysis, and <br /> 31 the condition(s) detailed herein. <br /> 32 <br /> 33 Lack of compliance or consistency with required internal/external traffic <br /> 34 improvement(s) shall result in the denial of the site plan; <br /> 35 i. In addition to the standards detailed in Section 2.5 of the UDO, all landscaping <br /> 36 plans shall include information denoting the proposed method of care (i.e. <br /> 37 underground sprinklers, maintenance personnel, etc.) for the development; <br />
