Zoning Atlas Amendment— Master Plan Development Conditional Zoning District <br /> 14 (MPD-CZ) for the Research Triangle Logistics Park (RTLP) <br /> 15 <br /> 16 Michael Harvey reviewed the following information: <br /> 17 <br /> 18 PURPOSE: To continue review and discussion on an applicant initiated Zoning Atlas <br /> 19 Amendments for 3 parcels west of Old NC Highway 86/south of Interstate 40 to Master Plan <br /> 20 Development Conditional Zoning (MPD-CZ) district. <br /> 21 <br /> 22 Specifically, the Board will be finalizing on an application submitted by Terra Equity Incorporated <br /> 23 to rezone parcels within PIN numbers 9863-71-8857, 9863-91-6573, and 9862-99-8894: <br /> 24 FROM: MPD-CZ (Settlers Point), Major Transportation Corridor (MTC) Overlay <br /> 25 District, Rural Residential (R-1), and Rural Buffer (RB). <br /> 26 TO: MPD-CZ (Research Triangle Logistics Park), Major Transportation Corridor <br /> 27 (MTC) Overlay District, Rural Buffer (RB). <br /> 28 NOTE: As indicated at the public hearing, approximately 26,000 sq.ft. of <br /> 29 property (PIN 9862-99-8894) shall remain zoned RB and will remain in <br /> 30 open space. <br /> 31 <br /> 32 As a general reminder the public comment period for this item closed at 9:00 a.m. on <br /> 33 September 24, 2020. The BOCC will not be accepting any further public comment on this item. <br /> 34 <br /> 35 As the Board is aware, staff has recommended the imposition of several conditions designed to <br /> 36 address the impacts of the project as well as address some of the concerns expressed by the <br /> 37 general public. These conditions must mutually be agreed to by the applicant. At the writing of <br /> 38 this abstract, staff and the applicant are still working to finalize various conditions. <br /> 39 <br /> 40 BACKGROUND: Review of this item began at the BOCC's September 15, 2020 BOCC regular <br /> 41 meeting and concluded with the closure of the public hearing on September 22, 2020. Interested parties were told so submit comments via e-mail, or in writing to <br />
