Zoning Atlas Amendment – Master Plan Development Conditional Zoning District 13 <br />(MPD-CZ) for the Research Triangle Logistics Park (RTLP) 14 <br /> 15 <br />Michael Harvey reviewed the following information: 16 <br /> 17 <br /> PURPOSE: To continue review and discussion on an applicant initiated Zoning Atlas 18 <br />Amendments for 3 parcels west of Old NC Highway 86/south of Interstate 40 to Master Plan 19 <br />Development Conditional Zoning (MPD-CZ) district. 20 <br /> 21 <br />Specifically, the Board will be finalizing on an application submitted by Terra Equity Incorporated 22 <br />to rezone parcels within PIN numbers 9863-71-8857, 9863-91-6573, and 9862-99-8894: 23 <br />FROM: MPD-CZ (Settlers Point), Major Transportation Corridor (MTC) Overlay 24 <br />District, Rural Residential (R-1), and Rural Buffer (RB). 25 <br />TO: MPD-CZ (Research Triangle Logistics Park), Major Transportation Corridor 26 <br />(MTC) Overlay District, Rural Buffer (RB). 27 <br />NOTE: As indicated at the public hearing, approximately 26,000 sq.ft. of 28 <br />property (PIN 9862-99-8894) shall remain zoned RB and will remain in 29 <br />open space. 30 <br /> 31 <br />As a general reminder the public comment period for this item closed at 9:00 a.m. on 32 <br />September 24, 2020. The BOCC will not be accepting any further public comment on this item. 33 <br /> 34 <br />As the Board is aware, staff has recommended the imposition of several conditions designed to 35 <br />address the impacts of the project as well as address some of the concerns expressed by the 36 <br />general public. These conditions must mutually be agreed to by the applicant. At the writing of 37 <br />this abstract, staff and the applicant are still working to finalize various conditions. 38 <br /> 39 <br /> BACKGROUND: Review of this item began at the BOCC’s September 15, 2020 BOCC regular 40 <br />meeting and concluded with the closure of the public hearing on September 22, 2020.
