viii. All Service Uses are prohibited with the exception of: <br />1. Eating and Drinking Establishments; <br />2. Car Wash as a customary accessory use to a Motor Vehicle <br />Service land use limited to Development Area 1; and <br />3. Short-Term Rental- Non-Host Occupied limited to <br />development within Development Area 4. <br />VII. UTILITIES: <br />a. Development within the Project shall be served by utility systems provided <br />and maintained by: <br />i. Public water - Orange Alamance Water System (OAWS) <br />ii. Sewer services – City of Mebane <br /> Additional and/or alternative water and/or wastewater systems shall not be <br />permitted. <br />b. A written, signed agreement between a developer, Orange County, and <br />the aforementioned utility providers shall be executed describing the <br />timing, phasing, design, and financing of public water distribution and <br />public sanitary sewer collection mains; <br />c. Water systems and water pressure shall comply with all applicable OAWS <br />utility standards, building, and fire codes based on the proposed land use; <br />d. Sizing/looping of utility lines shall be based on the proposed development, <br />including water flow test data and shall be reviewed and approved by <br />County staff and appropriate utility entity; <br />e. Fire-flow test(s) of all installed hydrants shall be conducted, in <br />coordination with OAWS and Orange County Emergency Services, to <br />ensure compliance with applicable State Fire Code standards. <br />VIII OTHER: <br />a. Structures erected within the Project shall be designed to allow for <br />incorporation of solar infrastructure installation on rooftops or in adjacent <br />areas. <br />b. Electric Vehicle Charging Stations: <br />i. A paved EV charging station area serving no less than ten (10) <br />vehicles including the required electrical conduit system will be <br />constructed within Development Area 1, (completion of the <br />charging station installation would occur at Applicant’s sole <br />discretion) <br />ii. EV charging stations will be encouraged within other Development <br />Areas provided that such facilities shall be ancillary to a principal <br />land use and as a service to patrons or employees <br />187
