i. No Eating and Drinking establishment with a drive-thru facility shall <br />be permitted to be developed on the Property except as follows: <br />1. A take-out window shall be permitted for picking up pre- <br />ordered food. <br />ii. Except for Development Area 1, no Motor Vehicle Service Station, <br />including but not limited to gas station, convenience store/gasoline <br />sales uses, shall be allowed on the Property. For the purposes of <br />this provision, the term “gasoline sales” shall include petroleum, <br />ethanol, diesel or other motor vehicle fuels;18 <br />iii. The following Manufacturing, Assembly, Processing and <br />Distribution Uses – Food land uses are expressly prohibited: <br />1. Animal Feed Preparation, Manufacturing, Packaging, and <br />Distribution; <br />2. Animal Slaughtering and Processing, Packaging and <br />Distribution; <br />3. Seafood Preparation, Packaging and Distribution; <br />4. Starch, Vegetable Fats and Oils Manufacturing; and <br />5. Tobacco Processing, Preparation, Packaging and <br />Distribution. <br />iv. All Manufacturing, Assembly, Processing and Distribution Uses – <br />Other land uses are expressly prohibited except for Research <br />Facility with Manufacturing land uses. <br />v. The following Medical Uses are expressly prohibited: <br />1. Hospital; and; <br />2. Veterinary Hospital. <br />vi. The following Office and Financial Services Uses are expressly <br />prohibited: <br />1. Building/Trade contractor offices with external equipment <br />storage; and <br />2. Pawnshop/ payday loan services. <br />vii. All Automotive/Transportation Uses are prohibited with the <br />exception of: <br />1. Motor Vehicle Service limited to development within <br />Development Area 1; and <br />2. Bus/Rail Passenger Shelters. <br /> <br />18 This condition means the only Motor Vehicle Service land use (i.e. gas station) developed within the Project shall <br />be in Development Area 1. <br />186
