5. Backflow Preventers. Above ground back flow preventers <br />and transformers will not be located within the Open Space <br />Areas or within the required Urban Open Space unless they <br />are required to serve the Open Space Areas in which they <br />are located. Above ground back flow preventers and <br />transformers that are located within the Open Space Areas <br />as allowed by this Section will be screened; <br />6. Mechanical Equipment Screening. Roof top HVAC and <br />related mechanical equipment will be screened from public <br />view at grade level at the right-of-way location; <br />7. Dumpster Screening. Dumpster areas and recycling areas <br />will be enclosed by a solid wall or fence with one side being <br />a decorative gate. The wall or fence used to enclose the <br />dumpster will be architecturally compatible with the building <br />materials and colors used on the principal building; <br />8. Accessory Buildings. Any and all accessory buildings and <br />enclosures whether attached to or detached from the main <br />building, including automatic teller machines, shall be <br />designed to complement the site architecture and shall be <br />integrated with the same scale, texture, color and detailing <br />of adjacent architectural design; <br />9. The applicable components of the Project will comply with <br />applicable provisions of the ADA; <br />10 Any required deviation to address NCDOT drive slope <br />requirements shall be limited to occur along access drives <br />and/or between individual districts to avoid internal tract <br />slope conflict creating accessibility issues. <br />iv. Development Area 6: Development within this area shall be <br />consistent with County architectural guidelines. <br />d. Landscaping/Buffering: In addition to the standards contained in Section <br />6.8 of the UDO, the following specific standards shall apply to the Project: <br />i. All required landscaping shall be installed and maintained by the <br />developer or their successor in perpetuity; <br />ii. Existing vegetation shall be preserved in identified buffer areas as <br />indicated on the approved Master Concept Plan. If existing <br />vegetation is utilized, a minimum of fifty percent (50%) of the critical <br />root zone of the existing tree must be within the buffer and must <br />remain undisturbed in order to apply towards land use buffer <br />standards; <br />177
