<br />(map of parcels) <br /> <br />PROPOSAL: According to the submittal, the purpose of the development is to: ‘… <br />create a mixed-use unified development providing a variety of retail, service, hotel, <br />dining, light industrial/office flex space uses consistent with the Orange County 2030 <br />Comprehensive Plan …’. As proposed, development will occur on approximately 104 <br />acres of land and involve approximately 500,000 sq.ft. of building area supporting <br />previous identified land use categories (hereafter ‘the Project’). <br /> <br />As proposed, the Project would involve development of the following specific land uses: <br /> Construction of a 120 pump gas station with an approximately 64,000 <br />sq.ft. retail center; <br /> Construction of: <br />o 120-room hotel (square footage of structure unknown); <br />o 150,000 sq.ft. of Office/Service/Manufacturing land uses; <br />o 8,000 sq.ft. of medical office space; <br />o 30,000 sq.ft. of specialty retail space; <br />o A 3,500 sq.ft. drive-in bank; <br />o 12,000 sq.ft. of casual restaurant; and <br />o 20,000 SF of high-turnover sit-down restaurant space <br />Review and action on the Project shall be in accordance with the provision(s) of Section <br />2.9 Conditional Districts of the UDO.
