Based on the proposed
approach and assumption that all peak hours for the proposed commercial uses will occur
concurrently, the analysis presented herein is anticipated to be extremely conservative, likely
overestimating actual traffic impact.
Trip generation calculations for Phase 2 is shown in Table 2 below.
Table 2
Traffic Generation (Vehicles)–Phase 2
Land Use Intensity
AM Peak
Hour
PM Peak
Hour
Saturday
Peak Hour
In Out In Out In Out
General Light
Industrial 150,000 s.f.53 7 6 43 18 17
Hotel 120 rooms 32 23 33 31 49 38
Medical Office
Building 8,000 s.f.19 5 8 21 14 11
Specialty Retail 30,000 s.f.16 10 41 52 66 66
Drive-In Bank 3,500 s.f.19 14 36 36 17 16
Fast Casual
Restaurant 12,000 s.f.17 8 94 76
183 175High-Turnover Sit-
Down Restaurant 20,000 s.f.109 90 121 74
Phase 2 Gross Trips Subtotal 265 157 339 333 347 323
Total Internal Capture (Phase 1 +
Phase 2)109 109 181 181 182 182
Phase 2 Pass-by Traffic 4 3 52 39 75 68
Phase 2 Net New External Trips 152 45 106 113 90 73
As shown in Table 2, when accounting for the 10% increase in Phase 1 site trips from the original
TIA, Phase 2 would be expected to generate 197 AM peak hour trips and 219 PM peak hour trips
on a typical weekday and 313 trips during the Saturday peak hour.
Trip Distribution and Assignment
Overall distributions were obtained from the original analyses and were not modified as part of this
addendum.Figure 1 shows the trip distribution and percent assignment for trips in Phase 1, which
assumes 47% of those trips oriented from the west on I-40. With the site driveway connection to
Mt. Willing Road proposed in Phase 2, 37% of Phase 1 trips anticipated from the west were
assumed to divert to the Willing Road site driveway. This diversion of Buc-ee’s trips in Phase 2 is
shown on Figure 2.Figure 3 shows the site trip distribution and percent assignment for Phase 2
uses.
696
