Note that <br />the internal capture calculations used in this analysis include both the phase 1 and phase 2 land <br />uses because significant interaction between the phase 1 and phase 2 land uses is expected at <br />project build-out. <br /> <br />Pass-by trips are trips already on the roadway network that will make a trip to the site as they pass <br />by on the adjacent street. Pass-by reductions were based on data in the ITE Trip Generation <br />Handbook. Pass-by trips for the phase 2 land uses were assigned based on existing traffic <br />patterns. <br /> <br />Trip generation calculations are included in the Appendix of this report. <br />453
