Buc-ee’s Phase 2 – Efland, NC <br /> <br />6 <br /> <br />3.0 Traffic Generation <br /> <br />The traffic generation potential of the proposed development was determined using the traffic <br />generation rates and equations published in ITE Trip Generation (Institute of Transportation <br />Engineers, Tenth Edition, 2017) with one exception discussed below. As currently envisioned, <br />phase 2 of the proposed development is assumed to include a 120-room hotel, 8,000 square feet <br />(SF) of medical office space, 30,000 SF of specialty retail space, a 3,500 SF drive-in bank, 12,000 <br />SF of fast casual restaurant space, and 20,000 SF of high-turnover sit-down restaurant space. The <br />proposed retail space is allocated over several tracts and is envisioned to be support retail. It is not <br />expected to include a significant anchor tenant such as a grocery store and may include a mixture <br />of office tenants. As a result, and due to the small size, we find that the Specialty Retail land use <br />category from the Ninth Edition of the ITE Trip Generation better models the anticipate traffic <br />impact of those land uses.
