Buc-ee’s Phase 2 – Efland, NC <br /> <br />1 <br /> <br />1.0 Introduction <br /> <br />Kimley-Horn and Associates, Inc. has performed a Traffic Impact Analysis for Phase 2 of the <br />proposed Buc-ee’s - West Orange County project located north of I-40 between Mt. Willing Road <br />and the US-70/I-40 Connector in Efland, North Carolina. As currently envisioned, phase 2 of the <br />project is assumed to add a 120-room hotel, 8,000 square feet (SF) of medical office space, <br />30,000 SF of specialty retail space, a 3,500 SF drive-in bank, 12,000 SF of fast casual restaurant <br />space, and 20,000 SF of high-turnover sit-down restaurant space. Project build-out is anticipated <br />in 2023. The project will be accessed via one full-movement driveway on the US-70/I-40 <br />Connector aligning with Ben Johnston Road, one full-movement site driveway on Mt. Willing <br />Road, and two right-in/right-out driveways along the I-40 WB Service Road. <br /> <br />This report presents trip generation, distribution, traffic analyses, and recommendations for <br />transportation improvements required to meet anticipated traffic demands in conjunction with the <br />development. The traffic conditions studied include the existing (2020) traffic condition as well <br />as the projected (2023) background and build-out traffic conditions. Note that I-40 and I-85 <br />routes overlap in the study area. Because the freeway’s east-west orientation through the study <br />area generally matches I-40’s overall alignment, this report refers to this roadway segment as I-40 <br />for clarity and consistency. <br /> <br />447
