A written, signed agreement between the Applicant and the Orange County and/or the City of <br />Mebane and/or Orange-Alamance Water System shall be executed, which describes the timing, phasing, <br />design, and financing of public water distribution and public sanitary sewer collection mains for the project. <br />Water and sewer services shall be made available consistent with the following: <br /> <br />1. Water. <br />a. Introduction: <br />Water service to the project vicinity is provided by Orange-Alamance Water System, <br />Inc. (OAWS). The water system currently serves 3,576 customers. The water system <br />sources include Corporation Lake, four wells, and purchased water from the City of <br />Burlington through the Town of Haw River. Lake Orange provides additional water <br />during drought conditions. <br />b. Existing System: <br />A fire flow modeling study was completed by Hazen and Sawyer in 2019 for OAWS. <br />The model resulted in anticipated Available Fire Flow (AFF) of 1,010 GPM with the <br />WTP operating, and 880 GPM without the WTP operating. The primary existing <br />waterline serving the project area at this time is a 6” waterline along Mt. Willing Rd, <br />Forest Ave, and Brookhollow Road which connects the existing 12” waterline in US - <br />70. All other existing waterlines in this vicinity are 3” or smaller in diameter. Fire flow <br />tests have not been completed at this time. <br /> <br /> <br />c. Anticipated Design <br />The initial phase of development for the site consists of approx. 70,100 SF of retail and <br />120 fueling stations. Below is a table showing anticipated land use by tracts for <br />ultimate build-out. Building types and use of automatic sprinkler systems will be <br />confirmed by the project Architect as design proceeds. <br /> <br />41
