Development Areas 2-5 - Wall and Building Signs: Wall and Building Signage for any building <br />on Development Areas 2-5, including single and multi-tenant buildings, shall follow the criteria set forth in <br />Exhibit D.4 attached hereto. <br />4. Development Areas 2-5 - Miscellaneous Signs: The following criteria shall apply to Development <br />Areas 2-5: <br />a. Directional Signs: <br />i. Limited to necessary information for patrons (e.g. entrance/exit, directional, one- <br />way) <br />ii. May not exceed 4 square feet in sign area <br />iii. May not exceed 4 feet in height <br />iv. Maximum of four (4) per building within any particular Development Area <br />b. Temporary Real Estate, Construction, and Financing Signs: <br />i. No sign shall exceed 24 square feet in area <br />ii. No more than two (2) signs per building site <br />iii. Construction and Financing Signs must be removed within 10 days of receipt of <br />certificate of occupancy for any one building site <br />5. ARB Review. All signage for Development Areas 2-5 shall be reviewed and approved by an <br />architectural review board established by the developer. <br /> <br />G. Lighting Standards. <br /> <br />1. Development Area 1. Development Area 1 is partially illuminated in the existing condition by lights <br />located along Interstate 40 / Interstate 85. An audit of current lighting levels on Project has been conducted <br />and is attached hereto as Exhibit J (“Existing Light Levels.”) Ensuring a safe environment with minimal <br />dark places is paramount to improve vehicle and pedestrian visibility and safety within the project. <br />Therefore, a formal lighting plan will be submitted with all site plan where outdoor lighting is proposed that <br />will demonstrate compliance with Section 6.11.5 (B) of the UDO with the following allowances: <br /> <br />x There shall be no net increase in Existing Light Levels along the Interstate 40/85 service road <br /> <br />33
