Development Areas 2 – <br />6 will follow UDO Section 6.8.7.D. <br /> <br />11. Interior Landscaping. The required interior landscaping shall be in accordance with the following: <br /> <br />a. For Development Area 1, the applicant / developer is required to demonstrate that fifty <br />percent (50%) of a portion of the vehicular parking spaces are within seventy-five feet (75’) of the <br />center of a canopy tree. Development Areas 2 – 6 will follow UDO Section 6.8.7.D in effect as of <br />the approve of the Rezoning Plan. <br /> <br />b. For Development Area 1, no more than ten parking spaces shall be permitted in any single <br />continuous row without being interrupted by a terminal landscape island except when directly <br />adjacent to a building. No terminal landscape islands will be required for the first row of parking <br />spaces when directly adjacent to any side of any building. When required, terminal landscape <br />islands will be a minimum of 200 square feet and may include pavers and / or decorative stone <br />within the required 200 square feet of the landscape island. Each terminal landscape island will be <br />planted with a minimum of one canopy tree, as well as shrubs and / or ground cover where above <br />and below ground utilities and stormwater infrastructure allow. <br /> <br />c. For Development Areas 2 –5, no more than ten parking spaces shall be permitted in a <br />continuous row without being interrupted by a terminal landscape island. Terminal landscape <br />islands for Development Areas 2–5 will be a minimum of 200 square feet. Each terminal landscape <br />island will be planted with a minimum of one canopy tree, as well as shrubs and / or ground cover <br />where above and below ground utilities and stormwater infrastructure allow. <br /> <br />12. Screening. The required screening shall be in accordance with UDO Section 6.8.9 for all <br />Development Areas. <br /> <br />F. Sign Standards. Under the current OR/M zoning, the approximately 104 acres that comprises the <br />Efland Station Master Plan could be subdivided to create 24 separate 4 acre lots each with its own sign <br />allotment totaling approximately 3,264 square feet of signage, according to your planning staff, as follows: <br />x 24 free standing signs (1 for each separate parcel) to totaling approximately 1,728 square feet of <br />allowable sign area; and <br />x 24 wall signs (presuming 1 single for a single building on each of the 24 separate parcels) totaling <br />approximately 1,536 square feet or sign area. <br />The sign standards for the Efland Station Master Plan, which proposes signage for the entire property, are <br />in line with the total signage permitted if the property were developed in this piecemeal manner. <br />The following criteria shall govern signs in the Rezoning Area: <br />1. Development Area 1 - Buc-ee’s Travel Center: See attached Exhibit D.1. <br /> <br />2. Development Areas 2-5 - Monument Signs: Monument style ground signs identifying <br />the names of tenants within each Development Area shall be located within each Development <br />Area in a location that is visible to the traveling public shown for representative purposes only <br />on Exhibit D.2 attached hereto.
