Planting Requirements – Street Trees. All required street trees will be installed along existing and <br />proposed public streets, not including alleys, when above and below ground utilities and stormwater <br />infrastructure allow as shown on the Landscape Buffer Plan (Sheet C6.0) included in the Rezoning Plan. <br />Street trees shall be at least 1½ inches in caliper at time of planting. Canopy trees required as part of land <br />use buffers may also be applied towards the Street Tree requirement. <br /> <br />7. Planting Requirements – Between Lot Plantings. Between lot plantings will not be required on any <br />Development Area except as shown as shown on the Landscape Buffer Plan (Sheet C6.0) included in the <br />Rezoning Plan. <br /> <br />8. Planting Requirements – Foundation Plantings. The required foundation plantings shall be in <br />accordance with the following: <br /> <br />a. For Development Area 1, plantings will be provided within proximity to all buildings using <br />the following standards: <br />a. Planting areas will be provided adjacent to the three primary sides (excluding <br />the rear) of all buildings in the form of landscape islands. Landscape islands <br />will be directly adjacent to the primary sidewalks to each building. Total square <br />footage provided for all landscape islands will be equivalent to 5 feet times the <br />total length of the three primary sides (excluding the rear) of all buildings. <br />Landscaping will not be placed in direct proximity to the building foundation due <br />to safety and foundation infiltration concerns. <br /> <br />b. Development Areas 2 – 6 will provide a landscape area at least five feet (5’) wide for a <br />minimum of fifty percent (50%) of the primary frontage side of the building. <br /> <br />9. Landscaping of Vehicular Use Areas. The required landscaping within parking areas shall be in <br />accordance with the following: <br /> <br />a. For Development Area 1, no landscape area shall be provided between the vehicular use <br />areas and the right of way or adjacent property line except as shown on the Landscape Buffer Plan <br />(Sheet C6.0) included in the Rezoning Plan. Plantings required as part of the Land Use Buffers <br />may be used to satisfy this requirement. <br /> <br />b. Development Areas 2 – 6 will include a landscape area at least five feet in width (which <br />may include drainage and/or utility easements). Plantings required as part of the Land Use Buffers <br />may be used to satisfy this requirement. <br /> <br />10. For Development Area 1, a hedge of at least two feet in height at maturity shall be installed to <br />provide a continuous opaque landscape barrier between parking spaces and public streets only for the <br />purpose of reducing glare and visual distractions to passing motorists and to adjacent properties.
