Landscaping and Preservation Standards. The Landscaping, Buffer, and Tree Protection Plan
for the Project will differ from the standard described within the UDO. The purpose of Land Use Buffers as
stated in Section 6.8.6 of the UDO is: “land use buffers are intended to screen and buffer lower
intensity/density uses from incompatible higher intensity/density land uses.” Efland Station is being
developed as a master planned community comprised of specifically identified uses that are deemed
compatible as proposed. The proposed standards recognize this circumstance and provide relief from
internal development issues and allow for other enhancements providing creative alternatives that meet the
intent and spirit of the UDO requirements. Accordingly, the Project shall adhere to the following
Landscaping, Buffer, and Tree Protection standards:

1. Formal landscape plans shall be submitted to the Orange County Planning Department for review
at the appropriate time as part of each individual site plan for review and approval consistent with approved
standards as part of the Rezoning Plan.

2. All required internal landscaping shall be installed and maintained by the developer or their
successor in perpetuity.

3. Wherever canopy trees are installed, they shall be at least 1 ½ inches in caliper at the time of
planting.

1 UDO Section 6.8.6
29
