It will include the <br />Buc-ee’s Travel Center comprised of a Motor Vehicle Service Station (i.e., gas station), with no more than <br />120 fueling positions, a convenience store (containing Retail Uses and Eating and Drinking Establishment <br />uses) with no more than 70,100 square feet and an accessory car wash. The Floor Area ratio will not <br />exceed .65. Parking will be provided in accordance with the Section 3.3(J) of the Master Plan. <br /> <br />Development Area 2: <br /> <br />Development Area 2 totals 17.07± acres. This area is planned for a mix of Eating and Drinking <br />Establishments (no more than 32,000 square feet), Retail uses (no more than 30,000 square feet) and <br />Office and Financial Services uses (no more than 3,500 square feet.) The Floor Area ratio will not exceed <br />.65. Parking will be provided in accordance with the Section 3.3(J) of the Master Plan. <br />Development Area 3: <br /> <br />Development Area 3 totals 3.88± acres. This area is planned for a mix of Eating and Drinking <br />Establishments (no more than 8,000 square feet) and Retail Uses (no more than 16,000 square feet.) <br />Utilities are permitted. The Floor Area ratio will not exceed .65. Parking will be provided in accordance with <br />the Section 3.3(J) of the Master Plan. <br /> <br />Development Area 4: <br /> <br />Development Area 4 totals 3.84± acres. This site is planned for a Short-Term Rental- Non-Host Occupied <br />land uses (hotel) not to exceed 120 rooms. The Floor Area Ratio will not exceed .65. Parking shall be <br />provided in accordance with the Section 3.3(J) of the Master Plan. <br /> <br />Development Area 5: <br /> <br />Development Area 5 totals 21.05± acres. This site is appropriate for a combination of Medical Uses; Office <br />and Financial Service uses; Manufacturing, Assembly, Processing and Distribution Uses- Food Uses as <br />permitted herein; and Manufacturing, Assembly, Processing and Distribution Uses-Other Uses, limited <br />specifically to Research Facility with Manufacturing, totaling no more than 150,000 square feet in <br />approximately four (4) buildings. Utilities are permitted. The Floor Area ratio will not exceed .65. Parking <br />will be provided in accordance with the Section 3.3(J) of the Master Plan. <br /> <br />Development Area 6. <br /> <br />Development Area 6 totals 1.62± acres directly adjacent to the railroad tracks. This area will be reserved <br />for development by others to support area transit. No buildings or parking are planned for this site as a part <br />of the Project. Bus/Rail Passenger Shelters are permitted. <br /> <br />Open Space Area: <br /> <br />The preserved/dedicated open space is comprised of 23.04 acres. No buildings and/or parking areas are <br />planned for the dedicated open space area as a part of the Project. A walking trail, picnic tables and/or <br />other recreation amenities may be provided. <br /> <br />Utility Tower Parcel: <br /> <br />The utility tower parcel is intended to house one or water towers, accessory telecommunications equipment, <br />cellular equipment and broadband equipment together with other utility equipment that may be needed to <br />support Project improvements. <br />22
