• Wholesale Trade: 1 space per employee on <br />maximum shift plus 12 spaces. <br />• Research: 1 space per employee. <br />• Distribution/Fulfillment Operations: 1 space per <br />employee on the shift of maximum employment. <br />Ultimately, required parking standards needs to reflect <br />allowable land uses within the project (i.e. there needs to be <br />a parking standard addressing all anticipated land uses to be <br />developed within the Project). <br />Staff requests review of the item/concern with the applicant <br />and BOCC members in order to fashion final condition <br />language that is mutually agreeable to all parties. <br />f. Signage: <br />i. Signs shall be permitted consistent with the approved sign master <br />plan for the project; <br />ii. Final location/size shall be reviewed/approved by staff as part of a <br />site plan submitted in accordance with Section 2.5 of the UDO and <br />the conditions contained herein. <br />g. Lighting: <br />i. Lighting plans shall be prepared in accordance with Section 6.11 of <br />the UDO; <br />ii. All lighting shall be full-cut off fixtures; <br />iii. Lighting in parking areas shall observe a height limit of 45 ft.; <br />iv. All lighting shall comply with maximum foot-candle limits at property <br />lines as noted in Section 6.11.6.A of the UDO; <br />v. Lighting within the Project shall abide by the standards detailed in <br />Section 6.11.8 of the UDO. <br />h. Stream Buffers: The Project shall comply with the provisions of Section <br />6.13 of the UDO. <br /> STAFF COMMENT: The applicant had inquired about reducing <br />required stream/floodplain buffers to a minimum standard of 50 ft.. <br />This was suggested as a way of allowing for a perimeter buffer of <br />100 ft. as requested by staff. <br />At this time, staff has not made a determination on this request but <br />believes it warrants discussion. <br />Staff requests review of the item/concern with the applicant and <br />BOCC members in order to fashion final condition language that is <br />mutually agreeable to all parties. <br />62
