Harvey, Planner III (919) 245-2597 <br /> Craig Benedict, Director (919) 245-2592 <br /> <br />PURPOSE: To continue review and discussion on an applicant initiated Zoning Atlas <br />Amendments for 3 parcels west of Old NC Highway 86/south of Interstate 40 to Master Plan <br />Development Conditional Zoning (MPD-CZ) district. <br /> <br />Specifically, the Board will be finalizing on an application submitted by Terra Equity Incorporated <br />to rezone parcels within PIN numbers 9863-71-8857, 9863-91-6573, and 9862-99-8894: <br />FROM: MPD-CZ (Settlers Point), Major Transportation Corridor (MTC) Overlay <br />District, Rural Residential (R-1), and Rural Buffer (RB). <br /> <br /> TO: MPD-CZ (Research Triangle Logistics Park), Major Transportation Corridor <br />(MTC) Overlay District, Rural Buffer (RB). <br /> NOTE: As indicated at the public hearing, approximately 26,000 <br />sq.ft. of property (PIN 9862-99-8894) shall remain zoned RB and will <br />remain in open space. <br />As a general reminder the public comment period for this item closed at 9:00 a.m. on September <br />24, 2020. The BOCC will not be accepting any further public comment on this item. <br />As the Board is aware, staff has recommended the imposition of several conditions designed to <br />address the impacts of the project as well as address some of the concerns expressed by the <br />general public. These conditions must mutually be agreed to by the applicant. At the writing of <br />this abstract, staff and the applicant are still working to finalize various conditions. <br /> <br />BACKGROUND: Review of this item began at the BOCC’s September 15, 2020 BOCC regular <br />meeting and concluded with the closure of the public hearing on September 22, 2020.
