61 <br /> 3.TRANSPORTATION <br /> SECTION 3-1 INTERNAL TRAFFIC CIRCULATION AND PARKING <br /> The parking standards to be used are as follows: Minimum Vehicular Parking Requirements: 1 <br /> space per 750s.f. of office space + 1 space per 3,OOOs.f. of additional indoor area. <br /> Thoroughfare improvements shall be completed in accordance with the following: <br /> 1. External roadway improvements will be constructed to NC DOT public road standards and <br /> shall be constructed in accordance with a phased construction/development plan in <br /> accordance with NC DOT requirements and guidelines, the approved Traffic Impact Analysis <br /> (TIA),the approved Master Plan, and the standards outlined herein, <br /> 2 The developer shall provide a Traffic Impact Statement stating that the proposed <br /> development is in accordance with the Master Plan TIA report that identified anticipated <br /> impacts of this development at the intersection of OLD US 86 and Interstate 40.The developer <br /> shall be responsible for constructing any and all improvements at those intersections that are <br /> recommended to mitigate direct impacts resulting from this development unless required by <br /> current existing conditions. <br /> 3. Any required roadway improvements shall try to be accommodated within existing road <br /> rights-of-way. <br /> 4. All street signals shall be erected on metal poles. <br /> 5. The County,and NC DOT shall approve all metal utility poles allowing for the erection of street <br /> signals, both internal and external, prior to installation, <br /> 6. The developer shall identify and develop entrances and exits for pedestrian and construction <br /> vehicular traffic during the development of the project to avoid conflict. <br /> 7. All traffic directional signage shall include, but not limited to: <br /> a. Stop signs, <br /> b. Yield signs, <br /> c. Bus parking and unloading informational signs, if any, <br /> d. Lane ends, Merge signs, <br /> e. Caution Pedestrian Traffic—Yield Signs, <br /> f. Traffic safety signs designed to direct construction traffic throughout the site, <br /> g. Traffic warning signs indicating the location of private driveways and forbidding public <br /> access to the various properties, <br /> h. Through traffic signs, <br /> i. Any and all signs required by NC DOT for the project <br />
