508 <br /> 1. Construction of approximately 2,250,000 sq.ft. of building area supporting <br /> non-residential development; <br /> 2. Preservation of approximately 41 acres (25%) of land as open space. <br /> 3. Permitted land uses within the new MPD-CZ district would include: <br /> a. Health technology, <br /> b. Information sciences and engineering, <br /> c. Advanced and light manufacturing, <br /> d. Scientific research and laboratories, <br /> e. Logistics/supply operations, <br /> f. Warehousing and supply chain fulfillment services. <br /> The applicant has also provided a list of land uses that would be strictly <br /> prohibited within the new district; <br /> 4. Vehicular access to the development would be off of Service Road (just south <br /> of Interstate 40) and Davis Road. <br /> As part of this submittal, the applicant is proposing the imposition of development <br /> and design standards (i.e. architectural design, signage, internal and external setback <br /> limits, height limits, landscaping/buffer standards, outdoor lighting standards, erosion <br /> control/stormwater, etc.) that will govern the overall development of the project if the <br /> MPD-CZ district is approved by the County. <br /> Additional information on RTLP, including a copy of the MPD-CZ application, <br /> project narrative, required studies (i.e. Environmental Assessment, Traffic Impact <br /> Analysis, etc.) and the submitted master concept site plan, can be found on the <br /> Planning Department's website under the `Current Interest Projects' tab at: <br /> https://www.co.orange.nc.us/1722/Current-Interest-Projects. <br /> Staff has included an 8 Y2" x 11" copy of the master concept site plan herein for <br /> your use. <br /> If this project is approved, the existing MPD-CZ district for Settlers Point will <br /> cease to exist. Development of these 3 parcels would be subject to a new MPD-CZ <br /> district designation. <br /> Please note, County staff has begun a separate process to rezone the 8 <br /> parcels of property, east of Old NC Highway 86, which were part of what was <br /> referred to as District 2 of Settlers Point. Separate notice will be sent concerning <br /> the rezoning of these properties consistent with applicable notification <br /> requirements. <br /> WHY YOU ARE RECEIVING THIS LETTER: <br /> As previously indicated, you are receiving this letter as your property is located <br /> within 1,000 ft. of the 3 parcels subject to this rezoning petition. <br />
