The site is expected to consist of 2,251,200 square feet of industrial warehouse building. As the proposed development is in-excess of this limit,the approach to trip generation <br /> was to generate trips separately for 1,000,000 and 1,251,200 square feet. This methodology was approved by <br /> NCDOT on the scoping forms contained in the Appendix. <br /> 4.0 TRAFFIC DISTRIBUTION <br /> 4.1 SITE TRIP DISTRIBUTION <br /> In order to accurately determine the effect of the proposed development on the surrounding roadway network, an <br /> estimate of the expected distribution of traffic entering and exiting the site is needed.The below percentages were <br /> taken from the 2017 Settler's Pointe TIA and are used in this study for the AM and PM peak hours. Site trip <br /> distribution and site trip assignment is shown on Figure 9 and Figure 10; respectively. <br /> • 30%to/from the east on I-40; <br /> • 25%to/from the west on I-40; <br /> • 20%to/from the north on Old NC 86; <br /> • 15%to/from the south on Old NC 86; <br /> • 5%to/from the east on Waterstone Drive; and <br /> • 5%to/from the west on Davis Road. <br /> 5.0 TRAFFIC VOLUMES <br /> Turning movement counts were taken from the Settler's Pointe TIA. The data was collected on Tuesday, October 18, <br /> 2016 by GreenLight Traffic Services, Inc. The Settler's Pointe TIA then balanced the counts by adjusting the through <br /> movements on Old NC 86 upward to create a balanced, conservative network. These counts and figure from the <br /> prior study are contained in the Appendix. <br /> 13 <br />
