<br />12 <br /> <br /> <br />4.10 Will traffic, specifically <br />tractor-trailers, entering and <br />exiting the proposed RTLP <br />project be utilizing New Hope <br />Church Road to access <br />Interstate 40? <br />No. The proposed RTLP site was <br />originally identified for economic <br />development due to its close <br />proximity and easy access to <br />Interstate 40 via Old NC 86. <br /> <br />The proposed RTLP project site is <br />approximately 0.69 from the Old <br />NC 86 and Interstate 40 <br />interchange. <br /> <br />The proposed RTLP project site is <br />approximately 3.77 miles from <br />the New Hope Church Road and <br />Interstate 40 interchange. <br /> <br />4.11 How do the traffic <br />impacts resulting from the <br />proposed RTLP MPD-CZ <br />compare with the traffic <br />impacts resulting from the <br />approved Settlers Point MPD - <br />CZ? <br />Based on land uses and square <br />footage of the two proposals, the <br />proposed RTLP MPD-CZ will <br />generate less daily trips (3,648 estimated daily trips) than the approved Settlers Point MPD-CZ (12,625 <br />estimated daily trips). Settler’s Point was estimated to have 3.5 times the amount of traffic impact as <br />RTLP is proposed to have. <br /> <br />The proposed RTLP development is comprised of 2.25 million square feet of warehouse with a total daily <br />trip count estimated to be 3,648 vehicles. The table below comes from the RTLP TIA. <br /> <br />By comparison, Settler’s Point consisted of 900,000 square feet of warehousing, 50,000 square feet of <br />general office, a 200-room hotel, a 58,800 square foot shopping center and a few different restaurants <br />ranging from 5,000 – 8,000 square feet in size.
