Background – Land Use and Zoning <br />1.1 Where is the proposed Research Triangle <br />Logistics Park (RTLP) site located? <br />The proposed RTLP project site is located in Orange <br />County’s planning jurisdiction, outside the town <br />limits of Hillsborough. The proposed RTLP site is <br />located south of Interstate 40 and west of Old NC <br />86. <br /> <br /> <br />1.2 Are there any existing buildings or uses on <br />the site? Are residents who currently reside in <br />this area being displaced? <br />No. RTLP is proposed on three parcels totaling 161 <br />acres. Currently, these parcels are undeveloped <br />and do not contain any uses or structures. No <br />structures will be deconstructed and no residents <br />will be displaced as a result of the proposed RTLP <br />project. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />1.3 Is the proposed RTLP project located <br />within the Rural Buffer? <br />No. The majority of the site identified for the <br />proposed RTLP project is not located within the <br />Rural Buffer. A small portion of the southeast <br />corner of the site (totaling 26,000 square feet), <br />which follows the Jordan Lake Unprotected <br />Watershed, is classified as Rural Buffer and will <br />remain as Rural Buffer as part of the project’s <br />proposed open space (as a recommended <br />condition of approval). <br />551
