iv. The Project shall comply with the provisions of Section 6.6.4 of the <br />UDO related to preservation of required buffers within the Major <br />Transportation Corridor (MTC) overlay district. This includes the <br />ability to create visual breaks in the buffer in accordance with <br />Section 6.6.4 (A) (5). <br />e. Parking: <br />i. Parking lot design and layout shall be in accordance with Section <br />6.9 of the UDO; <br />ii. 1 space shall be required for every 750 sq.ft. of office space; <br />iii. 1 space per 3,000 sq.ft. of additional indoor area (exclusive of office <br />area). <br /> STAFF COMMENT: The proposed standard does not <br />address all anticipated land uses for the Project. <br /> Staff has recommended the applicant comply with the <br />provisions of Section 6.9.7 of the UDO, specifically: <br />• General Office and Service Uses: 1 space for <br />every 300 sq.ft. of gross floor area. <br />• Medical Office: 1 space for every 300 sq.ft. of <br />gross floor area. <br />• Manufacturing: 1 space per employee on the shift <br />of maximum employment. <br />• Retail: 1 space for every 300 sq.ft. of 300 sq.ft. of <br />gross floor area. <br />• Wholesale Trade: 1 space per employee on <br />maximum shift plus 12 spaces. <br />• Research: 1 space per employee. <br />• Distribution/Fulfillment Operations: 1 space per <br />employee on the shift of maximum employment. <br />Ultimately, required parking standards needs to reflect <br />allowable land uses within the project (i.e. there needs to be <br />a parking standard addressing all anticipated land uses to be <br />developed within the Project). <br />Staff requests review of the item/concern with the applicant <br />and BOCC members in order to fashion final condition <br />language that is mutually agreeable to all parties. <br />f.
