Future Land Use Map (FLUM) Designation: <br />• PIN(s) 9863-71-8857 and 9863-91-6573 - Economic <br />Development Transition Activity Node <br />• PIN 9862-99-8894 – Rural Residential <br />STAFF COMMENT: A separate process is underway to <br />change the FLUM designation of this property. This <br />proposal will be reviewed at the BOCC’s September 15, <br />2020 public hearing. <br />For more information please refer to the FLUM map contained in <br />Attachment 3. <br /> E. Growth Management System Designation: <br />• PINs 9863-71-8857 and 9863-91-6573 – Urban Designated; <br />• PIN 9862-99-8894 – Residential Designated. <br />STAFF COMMENT: A separate process is underway to <br />change the designation of this property. <br />For more information please refer to the Growth Management <br />Systems map contained in Attachment 3. <br /> F. Existing Conditions/Physical Features: Varying topography <br />with significant wooded areas and water features (i.e. ponds, <br />streams, and floodplain). <br /> G. Roads: Project proposes 2 access points off of Service Road <br />(south of Interstate 40) and Davis Road (south of PIN 9862-99- <br />8894). Both of these roads are maintained by the NC <br />Department of Transportation. <br /> H. Water and Sewer: Utility lines, to be maintained by the Town of <br />Hillsborough, will be extended under Interstate 40 to serve the <br />project. <br />Surrounding Land <br />Uses: <br />• NORTH: Interstate 40; agricultural operation and single-family <br />residential property zoned Economic Development Hillsborough <br />Limited Office (EDH-2) and Rural Residential (R-1) <br />approximately 110 acres in area. <br />3
