<br />BACKGROUND: On January 23, 2018 the Orange County Board of Commissioners (BOCC) <br />approved a zoning atlas amendment creating a Master Plan Development Conditional Zoning <br />(MPD-CZ) district referred to as Settlers Point (materials from that meeting are available at: <br />http://server3.co.orange.nc.us:8088/weblink/0/doc/49647/Page1.aspx). The approved MPD-CZ <br />involved property on both sides of Old NC Highway 86 allowing for the development of a mixed <br />use commercial/industrial park. Since approval, no development activity has occurred. <br /> <br />Staff has received an application proposing a new MPD-CZ, including 2 parcels from this <br />previously approved project. If this application is approved, the existing MPD-CZ (Settlers <br />Point) will cease to exist. Development of subject parcels would be consistent with this new <br />MPD-CZ district designation. <br />STAFF COMMENT: A separate process is underway to rezone the eight parcels of <br />property east of Old NC Highway 86, part of what was referred to as District 2 of the <br />Settlers Point MPD-CZ, to an appropriate County economic development general use <br />zoning designation.
