At this time there is no specific explanation of the anticipated <br />accessory structures that will exceed 60 ft. in height or what the <br />ultimate height limit for said structures will be. <br />The applicant will need to specify an overall height limit for those <br />specific land uses, which shall then be incorporated into the <br />conditions of approval. <br />c. Setbacks: <br />i. Structures shall observe: <br />1. 100 ft. setback from property lines abutting residentially <br />zoned property and the Davis Road right-of-way; <br />2. 50 ft. setback from property lines abutting non-residentially <br />zoned property and the Service Road right-of-way. <br /> STAFF COMMENT: Staff had recommended a 100 <br />ft. setback from all external property lines abutting <br />residentially zoned property, as well as the right-of- <br />way of Davis Road, for structures and vehicular use <br />areas. <br />ii. Vehicular use areas shall observe: <br />1. 50 ft. setback from property lines abutting residentially zoned <br />property and the Davis Road right-of-way; <br />2. 25 ft. setback from property lines abutting non-residentially <br />zoned property and the Service Road right-of-way. <br /> STAFF COMMENT: Staff had recommended a 30 ft. <br />setback for vehicular areas be observed from Service <br />Road. This was consistent with a recommendation <br />for a 30 ft. land use buffer along the roadway as well. <br />d. Open Space: 41 acres (25%) of land within the Project shall be preserved <br />as open space area. <br /> STAFF COMMENT: Staff had recommended an open space <br />requirement of 49 acres or 30% for the Project. <br /> <br />IV. SITE PLAN: <br />a. All site plans proposing development within the Project shall be reviewed <br />by Town of Hillsborough staff as part of existing courtesy review <br />agreements; <br />b. All site plans shall provide detail denoting the anticipated daily water and <br />sewer needs for proposed land use(s); <br />316
