While staff understands there are concerns over adjacent property owners <br />being able to participate in the discussion of this project, the County is <br />following established protocols. <br />To that end, additional opportunities are available multiple allowing <br />individuals to participate the pending Planning Board meeting and BOCC <br />public hearing. This includes provision of a call-in numbers so property <br />owners with limited/no internet access can participate in the discussion. <br />J. How many stories are permitted within the 60’ height allowance? <br /> <br />COUNTY STAFF: A 60 ft. building height allowance will typically result in <br />5 separate floors. <br /> <br />K. Are uses going to generate significant noise? <br /> <br />COUNTY STAFF: At this time there is no indication of the noise level that <br />could be generated by individual land uses. The County does have, and <br />enforces, noise regulations. Development of, and those uses permitted to <br />operate within, this project will have to abide by applicable standards. <br /> <br />L. How many property owners were notified? <br /> <br />APPLICANT: 68 property owners were notified of the neighborhood <br />meeting. Those property owners, who own multiple properties, were sent <br />a single notice. <br /> <br />M. What is the expected construction timeline? <br /> <br />APPLICANT: If the project is approved, we expect to begin work in the <br />spring of 2021. <br /> <br />N. Has the Applicant performed an environmental study? <br /> <br />APPLICANT: Yes, as part of the application process, we complement an <br />environmental assessment application package that is being reviewed by <br />Orange County. Please note these are new studies, and not repurposed <br />from the Settlers Point rezoning. <br /> <br />O. Are trees included in the landscaped buffer? <br /> <br />APPLICANT: Yes. Orange County requires a vegetative buffer along the <br />perimeter of the project. <br /> <br />P. Some property owners expressed concerns about trespassers fishing in their <br />pond. <br /> <br />APPLICANT: Given the nature of the development, (i.e. people will be on <br />the property to work), we do not foresee employees trespassing onto the <br />neighbor’s property to fish. <br />283
