CHAIR COMMENTS <br />8. 9 – 16 <br /> <br />PROPOSED AMENDMENTS TO THE TOWN OF HILLSBOROUGH/ORANGE <br />COUNTY CENTRAL ORANGE COORDINATED AREA (COCA) LAND USE PLAN <br />AND TO THE ORANGE COUNTY COMPREHENSIVE PLAN FUTURE LAND USE <br />MAP (FLUM) - To review and make a recommendation to the BOCC on <br />County-initiated amendments to the COCA and FLUM in the vicinity of <br />the southern portion of the Hillsborough Area Economic Development <br />District. The amendments related to COCA affect 17 parcels (in whole <br />or part) encompassing 84 acres. The amendments related to the <br />FLUM affect 20 parcels (in whole or part) encompassing 89 acres. The <br />COCA proposed land use category is Suburban Office and the FLUM <br />proposed category is Economic Development. This item is scheduled <br />for BOCC public hearing on September 15, 2020. <br />Presenter: Tom Altieri, Comprehensive Planning Supervisor <br />9. 17 – 38 <br /> <br />ZONING ATLAS AMENDMENT (GENERAL USE REZONING) - To review and <br />make a recommendation to the BOCC on a County-initiated action to <br />rezone 8 parcels totaling 45.96 acres from MPD-CZ (Settler’s Point) to <br />EDH-4 (Economic Development Hillsborough Office/Retail) (1 parcel <br />32.76 acres in size) or EDH-2 (Economic Development Hillsborough <br />Limited Office) (7 parcels totaling 13.2 acres). The parcels are located <br />in Hillsborough Township, south of Interstate 40 and east of Old <br />Highway 86. This item is scheduled for BOCC public hearing on <br />September 15, 2020. <br /> Presenter: Michael Harvey, Current Planning Supervisor <br />10. 39 – 328 <br /> <br />ZONING ATLAS AMENDMENT (MASTER PLAN DEVELOPMENT APPLICATION – <br />RESEARCH TRIANGLE LOGISTICAL PARK) - To review and make a <br />recommendation to the BOCC on a developer-initiated application for an <br />MPD-CZ (Master Plan Development Conditional Zoning). The proposed <br />project encompasses approximately 180 acres in the Hillsborough <br />Economic Development District (EDD) south of Interstate 40 and west of <br />Old Highway 86, within Hillsborough Township. 168 acres are currently <br />zoned MPD-CZ (Settler’s Point) and 12 acres are currently zoned R-1 <br />(Rural Residential).
