Nonetheless , this Memorandum may be <br /> terminated of record by unilateral action of Landlord upon the occurrence of an Event Default by Tenant <br /> under the Lease ( including thee .expiration of applicable notice and cure periods) or the valid termination <br /> of the Lease for any - reason prior to the expiration of the term of the Lease . <br /> This Memorandum is not a complete summary of the Lease . The sole purpose of this <br /> Memorandum is to give notice of the Lease and all of its terms , covenants , and conditions to the same <br /> extent as if the Lease were fully set forth herein .
