M. Roll, Inc. d.b.a. Carolina Construction, Inc. <br />• 71.30 acres (Tax Office records indicate 73.02 acres) <br />• Forty-one (41)single-family residential lots -Concept Plan approved 45 lots <br />• Average Lot Size (Gross) = 1.739 acres <br />Location <br />• Cedar Grove Township <br />• Northeast comer of High Rock Road (SR 1340) and Mill Creek Road (SR 1343) <br />Existing Site Conditions <br />Zoning <br />• Rural Residential (R1) district <br />• Back Creek Protected Watershed Overlay District <br />• Adjacent Land Uses: Mix of undeveloped land, single family residential and agricultural uses <br />Physical Description <br />• Majority of property is gently sloped open space <br />• Densely wooded along portion of Mill Creek Rd. extending eastward into portion of properly <br />• Some low lying areas subject to ponding <br />• Portions of tract identified as wetlands by Corps of Engineers <br />Proposed Site Conditions <br />Roads: - <br />• Access to subdivision is from High Rock Road (SR 1340) and Mill Creek Road (SR 1343) <br />• Three public roads all of which are proposed to be constructed to NCDOT standards <br />
