25 <br /> 3. Subject to the terms and conditions set forth in the Agreement, Lessor has leased to <br /> Lessee certain space (the "Premises") on the Property, and on and within the building located on the <br /> Property for the installation, operation and maintenance of communications equipment, together with the <br /> non-exclusive right of ingress and egress from a public right-of-way, seven (7) days a week, twenty four <br /> (24) hours a day, over the Property and in and through such building to and from the Premises for the <br /> purpose of installation,operation and maintenance of Lessee's communications facility <br /> 4. Lessee has the right of first refusal to obtain a communications easement under the <br /> Premises during the initial term and all renewal terms of the Agreement. <br /> 5. Copies of the Agreement are on file in the offices of Lessor and Lessee. <br /> 6.
