DocuSign Envelope ID: DBD4F70A-57A3-43CD-AB8F-E2A7225A7AD9 <br /> Proposal for Engineering Services <br /> Orange County Sportsplex Main Building Roof Replacement <br /> Prepared for Orange County Asset Management Services <br /> Prepared by Atlas Engineering-Project No.:J2400 <br /> December 9,2019-Page 2 <br /> Atlas Engineering has been requested to submit a proposal for providing design, bidding, and <br /> construction administration services for the replacement of the identified roof area(s). <br /> Proposed Scope of Services <br /> The following is our proposed scope of services for design, bidding assistance, and construction <br /> administration phases: <br /> Roof Replacement Design: <br /> 1. Review available original and building addition construction documents, technical reports, <br /> maintenance records, and repair history as provided by the Owner. Review of maintenance <br /> records and repair history can be accomplished during a meeting with specific building <br /> personnel during fieldwork. <br /> 2. Schematic Design Phase (Fieldwork): Perform design fieldwork to confirm existing roof <br /> system and roof structural system conditions and obtain necessary information for evaluation <br /> and design of the new replacement roof systems, layout and design for perimeter edge fall <br /> protection, site staging and construction access, and other associated work scope. <br /> • If there is an existing lightning protection system on the roof area,Atlas will document <br /> this system and have it reviewed by a lightning protection contractor to confirm ability <br /> to be recertified and associated updates/corrections necessary. Our scope of services <br /> does not include evaluation or design of a new lightning protection system where an <br /> existing system is not already present. <br /> • As a part of this fieldwork we will make test cuts of the roofs at selected locations to <br /> confirm the existing construction. Test cut/sample locations will be repaired using <br /> industry standard methods and compatible materials. Repair of test cuts should be <br /> considered temporary. If the roof system will remain in service for longer than 9 <br /> months without replacement, permanent repairs by the Owner's maintenance <br /> contractor/staff may be recommended. <br /> • The age and construction of the roofing system will be discussed with a Certified <br /> Asbestos Inspector and sampling and testing of the roofing materials for asbestos will <br /> be performed under their direction, if necessary. <br /> 3. Design Development Phase (25% Construction Documents): Meet with the Owner's <br /> representative(s) following fieldwork completion to discuss on-site observations and to <br /> recommend roof system scope, options, and bid alternates to maximize the use of County <br /> available budget. <br /> • At this time Atlas would review and confirm special site and building conditions <br /> requiring coordination in the project documents (limits on working hours, interior <br /> sensitivity, interior use schedules, staging and storage, safety requirements etc.). <br /> • The Owner's preferred front end documents, contract documents, available <br /> construction budget, and other administrative requirements/preferences will also be <br /> discussed. <br /> • Atlas will provide a cost estimate for the project based on field observations and <br /> anticipated project scope for review by the County and to determine if any budget <br /> actions may be required. <br /> • At this phase, Atlas will utilize aerial photos, field sketches, field photos, roof plans, <br /> and a specifications table of contents to communicate project scope with the Owner. <br />
