Perform standard general construction administration coordination and correspondence with <br /> the Contractor and Owner during construction including, but not limited to, review of the <br /> contractor's project schedule, evaluation of requested modifications to the design, <br /> communication and resolution of building or site technical and administrative issues, <br /> certification of payment applications, and evaluation/preparation of field or change orders <br /> pertaining to contract sum or time. <br /> 17. Perform a Pre-Final(Substantial Completion)Inspection and develop a punchlist of items that <br /> are incomplete or require repair. Schedule and perform a Final Completion Inspection to <br /> confirm the completion of punchlist work. <br /> 18. Post Construction Phase: Obtain required closeout documentation from the Contractor <br /> including Warranties,Release of Liens,Consent of Surety,Subcontractor and Supplier Contact <br /> Lists, As-Built Drawings, etc. and include them in a Final Report for issue to the Owner. <br /> Hardcopy and electronic copies of the Final Report and As-Built-Drawings will be provided. <br /> Fee for Professional Services <br /> Based on our experience with similar projects, we are proposing the following lump sum <br /> engineering fee for the above proposed scope of design, bidding and construction administration <br /> services: <br /> Schematic Design(Fieldwork): $ 5,350 <br /> Design Development(25% CD): $ 800 <br /> Construction Document(75%): $ 3,245 <br /> Construction Document(100%): $ 4,550 <br /> Construction Document(Bid Documents) $ 1,325 <br /> Bidding and Contract: $ 1,650 <br /> Construction Administration: $ 16,330 <br /> Post Construction: $ 500 <br /> Total Engineering Fee: $33,750 <br /> Preliminary Construction Estimate:During our pre-proposal meeting with Owner's representatives, <br /> concern was expressed that the listed budget for the project may not be sufficient to perform the <br /> desired work scope. The Owner was aware of this and indicated that the budget would be modified <br /> as the project moves forward. To assist in this process, the following preliminary estimated <br /> construction cost for the work is provided: Sportsplex Main Building (32,000 sft removal and <br /> replacement of low-sloped roof system) $640,000. This estimated cost does not include internal <br /> Owner costs ("soft costs") or contingency associated with this project. Future cost estimates <br /> provided as a part of the project scope will be provided in the Owner's required format. <br /> If the Owner increases or decreases the scope of the project by 10°/a or more than the currently <br /> estimated Construction Cost, Atlas will meet with the Owner to review impact on the proposed <br /> scope of design, bidding, and construction work and the compensation for our services will be <br /> adjusted as warranted by the impact. <br />
