The replacement roof system(s)and bid alternates, as applicable, must be agreed upon by Atlas and the Owner prior to development of the Construction Documents. 4. Construction Documents (75%): Schedule a conference call with the Owner's representative(s) when we are 75% complete with construction documents to discuss design progress and to follow-up on any questions or concerns that have arisen during the design process. • Atlas will provide an informal submittal of cover sheet with building code summary, roof plans,front end documents,and Division 1 of the project manual to the Owner no less than 5 business days prior to the conference call for the purpose of review and discussion. • Atlas will provide a revised cost estimate for the project based for review by the County and to confirm that adequate budget is available. 5. Construction Documents (100% and Bid Documents): Submit Construction Documents (100% completion) for review by the Owner and any required regulatory agencies. • Design documents will include front end documents,complete technical specifications, and design drawings. • The design of the replacement roof system(s)will address wind uplift resistance, roof primary and secondary drainage requirements, roof thermal resistance, roof deck inspection and repair,insulation types and attachment methods,roof membrane/system types and attachment methods, repair materials and work sequence, and system warranty requirements to meet or exceed applicable building code and industry standard criteria. • Owner review comments from the 75%Construction Documents will be discussed and incorporated into the 100%Construction Document package. • 100% Construction Documents would be acceptable for submittal to the County Permitting Office. • Submit Bid Documents for the roof replacement project. Owner review comments from the 100% Construction Documents will be incorporated into the 100% Construction Document package. • Bid Documents will be signed and sealed by a Professional Engineer registered in the State of North Carolina and a Registered Roof Consultant(IIBEC-certified RRC). • Bid Documents will be acceptable for use in obtaining competitive bids for the work in accordance with the North Carolina General Statutes. Bidding and Contract Award 6. Provide an Advertisement for Bids for public advertisement. If publicly advertised, Advertisement for Bids will be sent to public electronic plan rooms and newspaper(s) (if requested by the Owner). Public advertising costs will be paid by the Owner directly to the newspaper or through reimbursement to Atlas if preferred by the Owner. 7. Distribute Bid Document Sets to known, qualified, or interested Bidders and maintain a document distribution list.
