Based on provided information, asbestos is neither <br /> expected to be encountered or mitigated. Existing carpet will be replaced and walls will be repainted. In <br /> areas with wood paneling board or hard to remove wall covering,sheet rock will be provided for a clean <br /> and updated look.The ceiling will be replaced in its entirety with 2x2 lay-in acoustical tiles and new light <br /> fixtures provided. It was noted that a second ceiling (rated plenum)exists only inches above the existing <br /> lay-in ceiling and therefore low-profile ceiling fixtures will be explored. Restroom(s) will need to be <br /> brought into ADA compliance. Based on its size, the staff restroom containing two toilets is the likely <br /> space to explore accomplishing a single ADA compliant unisex restroom. <br /> Given the accelerated timeframe, we will want to meet with stakeholders as quickly as possible. <br /> Additionally, we will meet with you, the end users and the county commissioners and whoever you <br /> designate to be a necessary part of this process. <br /> We will provide per square foot cost estimating at the conclusion of the design development phase in <br /> order to endeavor to stay within your budget. Please understand, pricing the work is extremely <br /> challenging of late, and the fact that this project has a need for speed will likely increase costs. We will <br /> use recent experience to provide you with a ballpark cost range with which you can move forward. This <br /> cost,along with all architectural and engineering fees, are included within our overall fee. <br /> PROGRAMMING/SCHEMATIC DESIGN/DESIGN DEVELOPMENT: <br /> Smith Sinnett Architecture will work with and coordinate all members of the design team to evaluate the <br /> owner's requests and begin developing an approach to design and construction of the proposed <br /> improvements. During the programming phase, Smith Sinnett will meet with the owner's designated <br /> stakeholders to fine tune our understanding of space needs and the eventual build out of the up fit. After <br /> these conversations, we will develop a program and a preliminary budget. Initially, we expect to meet <br /> with Orange County's Planning Department to assess and meet all requirements for approvals. During <br /> the schematic design/design development phase we would anticipate attending meetings with the <br /> owner to present design progress and collect owner feedback.
