35 <br />Northern Building <br />Based upon the existing building construction and intended use, we calculated a maximum <br />cooling load requirement of approximately 110 tons. Like the Whiffed Building, our general <br />HVAC system alternatives considered were the multi-zone and VAV systems. With no <br />natural gas readily available, alternate bailer fuels considered were fuel oil (existing source) <br />and propane. No simple payback was calculated for the Northern Building HVAC system <br />due to the significant differences in median useful life. Boiler Systems have been added for comparison <br />purposes, however they do not meet Indoor Air Quality standards. <br />Although initial costs could be reduced significantly using packaged rooftop equipment, the <br />longer service life expectancy of the boiler/chiller-based systems make them the more <br />attractive choice on a uniform annual cost basis. <br />We recommend the installation of a new HVAC system generally consisting of a <br />variable air volume HVAC system with terminal reheat, utilizing an air cooled chiller <br />and oil fired boiler based on uniform annual cost. <br />(35) <br />
