MEETING NOTICE <br />BOARD OF ADJUSTMENT <br />ORANGE COUNTY, NORTH CAROLINA <br />Pursuant to North Carolina General Statute Chapter 153A Sections 340 and 345.1, Chapter 160A Section <br />388, and Section 2.12 of the Orange County Unified Development Ordinance (UDO), notice is hereby <br />given that the Board of Adjustment will hold a hearing in Room 230 of the Whitted Building at 300 W. <br />Tryon Street, Hillsborough, North Carolina on Monday, February 10, 2020 at 7:00 pm. The purpose of <br />the meeting is for the board to take specific action on the following item(s): <br />1. A-1-20 – Quasi-judicial hearing to review a Variance Application requesting a 20’ <br />reduction to the required front building setback from the McCauley Lane right-of- <br />way. <br />In accordance with UDO Sections 2.10 Variances and 3.3 Residential Districts, the <br />property owners have submitted this variance request for their parcel of property, which is <br />further described as follows: <br />x Parcel Identification Number (Orange County): 9759-90-1519 <br />x Acreage: 2.21 acres <br />x Zoning District:Rural Buffer <br />x Watershed Designation:University Lake Protected Watershed <br />The applicants are requesting a 20 ft. variance from the 40 ft. required front yard setback. <br />If approved, a structure will be allowed to be 20 ft. from the edge of the McCauley Lane <br />right-of-way versus the typically required 40 ft. front yard setback per Section 3.3 of the <br />UDO. <br />The application can be viewed online via the following link: https://www.co.orange.nc.us/1722/Current- <br />Interest-Projects <br />All interested citizens are invited to attend this hearing. Please note this is a quasi-judicial hearing, which <br />requires a “fair trial standard.” That means the Board of Adjustment will consider only competent, <br />material, and substantial evidence. Following the close of the hearing, the Board of Adjustment will <br />examine only the evidence presented at the hearing to make its determination.
